Yuen Long
Yuen Long is one of the oldest settled parts of Hong Kong. It was a market town on the Yuen Long plain long before it was anything else, and the new town around it was laid out from the late 1970s.
The old Yuen Long still stands a few minutes away. Kat Hing Wai at Kam Tin is a walled village built by the Tang clan in the Ming dynasty, and about 400 of their descendants live inside the walls today. At Ping Shan, the Tsui Sing Lau Pagoda is the only ancient pagoda left in Hong Kong.
The working district is industrial. Yuen Long InnoPark covers 67 hectares under the Hong Kong Science and Technology Parks Corporation, with Nestle Hong Kong and a purpose built Microelectronics Centre among its occupiers. The offices are in the town centre. The Rainbow is ten storeys at 22 Wang Yip Street South, with restaurants at street level and offices above, 300 metres from Long Ping station.
Long Ping station is 300 metres from The Rainbow, four minutes on foot, on the Tuen Ma line. Yuen Long station is the next stop towards town, and the Light Rail runs through the district.
Austin station is six stops from Long Ping with no change of line, and Hong Kong West Kowloon station, where the high speed trains to the mainland leave, adjoins it.
For Central, change at Nam Cheong onto the Tung Chung line and ride three stops to Hong Kong station. For the airport, change at Nam Cheong and again at Tsing Yi, where the Airport Express is one stop from the terminal.
The district suits a firm whose work is in the northwest New Territories. The building trades, plant hire and the storage yards are all here, and Yuen Long InnoPark's 67 hectares of production are a short drive from the town centre.
Crossing into Shenzhen is straightforward. Shenzhen Bay Port is in this district, at Ngau Hom Shek, reached by the Kong Sham Western Highway from the Yuen Long Highway.
The high speed rail is close. Austin station is six stops away with no change, and Hong Kong West Kowloon station is next to it.
And a small team whose people already live out here saves the commute entirely. One person pays HK$2,450 a month, and nobody spends an hour each way to reach the office.
Yuen Long is a long way from Hong Kong Island. Getting to Central means the Tuen Ma line and a change at Nam Cheong, and that is not a journey anyone makes twice in one day for a meeting.
The saving against town is also smaller than the distance suggests. One person pays HK$2,450 a month here against HK$3,000 in Central, so the reason to choose Yuen Long is where it stands, not what it costs.
One person in a private office pays HK$2,450 a month at The Rainbow, 22 Wang Yip Street South. A room for four in the same centre is HK$9,700 a month, and the rent stays the same whether three or four people sit in it.
For reference, Jordan on the harbour side of Kowloon opens at HK$3,000 for one person, and Central opens at HK$3,000 as well. The saving here is in the room for four, not the single seat.
Lai Chi Kok sits at the Kowloon end of the same ride into town. Converted factory floors and a Grade A tower, one person from HK$750 and coworking from HK$1,750.
Cheung Sha Wan is further along. Two centres near two Tsuen Wan line stations, one person around HK$3,500 and rooms for four from HK$6,920.
Jordan is on the harbour side of Kowloon. Two buildings a walk from the high speed rail terminus, one person from HK$3,000.
Yuen Long at HK$2,450 is the answer when the work itself is in the New Territories or over the border.
Yuen Long sits inside the Northern Metropolis, the government's plan for 30,000 hectares of the northern New Territories. The Development Bureau published its Action Agenda on 30 October 2023, dividing the area into four zones.
The plan is moving into construction. On 3 July 2026 the government gazetted the Northern Metropolis Development Bill, meant to shorten planning and land procedures. On 12 June 2026 the joint task force with Shenzhen met for the eighth time and reported about 11 hectares of pilot land out to tender at Hung Shui Kiu, in this district.
Yuen Long does not carry separate pages per product yet. Everything is on this page.
