Who The V Are

The V is the workspace arm of The V Group, a Hong Kong property company started in 2005 by Vivien Chan. Its first building was V Happy Valley.

The group builds and runs serviced apartments and residences across the city, and two workspaces. The Causeway Bay one trades as The Garden Offices, at 25 Tung Lo Wan Road. The Jordan one trades as Worksmart Offices, at 535 Canton Road. Both are The V, and the two names are the reason people sometimes think there are more.

For a tenant, that means a landlord who owns and runs the building rather than subletting a floor in someone else's tower. You walk in off the street instead of queueing for a lift with the rest of the block.

Where They Are In Hong Kong

Two addresses, two districts, and both of them minutes from a station.

The Garden Offices is at 25 Tung Lo Wan Road, on the Tai Hang side of Causeway Bay. It takes the ground floor up to the third floor of the V Residence building, which has stood there since December 2007. Causeway Bay station Exit F1 is about eight minutes on foot. The offices have their own entrance on the street and a lift that only office tenants use.

Worksmart Offices is at 535 Canton Road in Jordan, at the West Kowloon end of the street. Austin station is five minutes on foot and Jordan station is a little further. The ICC, Elements and Kowloon station are all about seven minutes away, and the Airport Express and the high speed rail terminus go from there.

The two districts do different jobs. Causeway Bay puts you among retail, Japanese corporates and the Tai Hang restaurants, a short walk from the Cross Harbour Tunnel. Jordan puts you seven minutes from the Airport Express at Kowloon station, which suits a company whose week involves flights or the mainland train.

What The Spaces Are Like

Both workspaces are low rise and light. At 25 Tung Lo Wan Road the offices run over four levels with a rooftop garden above them. The rooms have glass partitions, greenery outside the windows and soundproof phone booths. Rooms come in three sizes: two to five people, five to ten, and ten or more with the option of a manager's room inside the suite.

At 535 Canton Road the rooms are more compact, from 30 square feet for one person to 130 square feet for four. The four person room doubles as a conference room.

Both addresses come with 24 hour access, furniture, wifi, daily cleaning on weekdays, a pantry, and tea and coffee. Worksmart adds a reception that takes your calls and your post, a phone line in your company's name, and a fitness centre open around the clock.

The V is very good at three things:

**Windows that open, and fresh air.** The Causeway Bay offices have openable windows and a dedicated fresh air system. Almost every flexible office in Hong Kong sits behind sealed glass on a shared air handler.

**Your own door and your own lift.** The Garden Offices runs from the ground floor to the third floor. It has its own entrance on Tung Lo Wan Road, a lift reserved for office tenants, and a rooftop garden on top.

**Rooms built for quiet.** There are double glazed glass partitions between the offices and soundproof phone booths, which is a fit-out cost most operators skip.

What The V Costs

A seat in a private office is HK$3,000 a month at 535 Canton Road in Jordan, and HK$3,000 at 25 Tung Lo Wan Road in Causeway Bay. The two addresses open at the same figure, so the district is a free choice rather than a budget one.

A room for four is HK$11,316 a month in Causeway Bay and HK$11,580 in Jordan. The rate for each person falls as the room gets bigger, so a team of ten pays less a head than a pair does.

Every room is private, with a door of its own.

Meeting rooms are booked as you need them at both addresses. At 535 Canton Road the four person office converts into a conference room when you need one.

The minimum term is three months, rather than the three year lease a conventional office needs. The deposit is two months and the notice period is three months.

Who The V Suits

The V suits small and mid sized teams who want daylight, fresh air and a quiet room rather than a floor in a tower. Causeway Bay and Jordan are very different places to work.

That covers a lot of people. Professional firms, creative studios, branch offices of overseas companies, startups, and any team from one person up past ten. The largest rooms start at ten, and a manager's room can sit inside the suite.

It also suits teams for whom the daily experience of the office matters. Openable windows, a rooftop garden, a street entrance and double glazing are things a tower floor rarely gives you at this rent.
