What Hung Hom is like, and who works there
Hung Hom was a shipyard. The Hongkong and Whampoa Dock Company was founded in 1863 and built ships on this shore for more than a century. The land passed to Hutchison in 1980, and by 1985 the dock had become Whampoa Garden, still one of the largest private housing estates in Hong Kong. Whampoa station opened underneath it on 23 October 2016.
So the district is residential first, and the places people travel here for are institutions. The Hong Kong Coliseum opened on 27 April 1983 and still hosts the big Cantopop tours. The Hong Kong Polytechnic University has stood on Yuk Choi Road since its campus was opened in 1957. The Cross Harbour Tunnel surfaces at the western edge.
The offices are on the water. TheDesk at the Kerry Hotel occupies level two of a hotel that opened on 28 April 2017: sixteen floors and 546 rooms, designed by Rocco Design Architects with interiors by Andre Fu. The ballroom seats a banquet of more than 1,000, the office floor looks across the harbour at Hong Kong Island, and visitors are met in a hotel lobby.

Getting to Hung Hom
Whampoa station is 560 metres from the Kerry Hotel, seven minutes on foot. It is the western terminus of the Kwun Tong line.
Hung Hom station is the district's second station, on the East Rail and Tuen Ma lines. Since the cross harbour extension opened on 15 May 2022, Admiralty is seven minutes from Hung Hom, down from nineteen. Exhibition Centre station, for the convention centre, is the stop before it.
The Tuen Ma line also reaches Austin in two stops, and Hong Kong West Kowloon station, the high speed rail terminus for the mainland, sits beside it.
Who should rent office space in Hung Hom
Clients who visit are easy to host. The office sits inside a working hotel with 546 rooms and a ballroom for more than 1,000, so someone flying in can sleep upstairs and a meeting can move to a restaurant without leaving the building.
Hong Kong Island is close. Admiralty is seven minutes from Hung Hom station, quicker than most journeys inside Kowloon, so a firm with business on both sides of the harbour loses no time to the crossing.
Design and engineering practices get a university next door, with PolyU's design and construction faculties a few minutes from the office.
The honest trade-off in Hung Hom
The office market here is thin. Hung Hom is a district of flats, a university and an arena rather than a run of towers, so the choice inside it is a single centre.
Evenings are quiet. Once the offices and the university empty, the district returns to being a housing estate, and the restaurants that stay open late are over in Whampoa Garden.
What an office costs in Hung Hom
One person in a private office at the Kerry Hotel is around HK$5,000 a month. A room for four in the same centre is HK$20,000, one price for the room however many of you use it. A coworking desk starts at about HK$4,000 a month per person.
That sits above the districts on either side. Tsim Sha Tsui East opens at HK$3,100 and Tsim Sha Tsui at HK$2,992. What the extra buys here is the harbour, the hotel and the train to Admiralty. All figures checked on 24 September 2026.
Hung Hom compared with its neighbours
Tsim Sha Tsui opens at HK$2,992 for one person and holds eleven centres, with the tourist crowd and the harbour frontage. You pay for the footfall there, not the calm.
Tsim Sha Tsui East is the next stretch of the same waterfront, with one centre from HK$3,100. It suits trading firms and Kowloon sales teams.
Kwun Tong opens lowest of the group at HK$1,354 and has the most floor space in East Kowloon. None of the three puts you inside a hotel on the harbour, or seven minutes from Admiralty.
Office rents in Hung Hom: which way they are moving
Hung Hom's waterfront is being rebuilt, and 2026 is the year it moved. The Urban Renewal Authority received seven tenders for its Bailey Street and Chi Kiang Street redevelopment by 27 July 2026, and awarded the contract on 31 July 2026 to a wholly owned subsidiary of China Overseas Land and Investment.
The government said on 25 February 2026 that the event space and public open space at the former Hung Hom railway freight yard pier would open during the year, with a harbourfront plaza at least 25 metres wide. The ground around this office is changing, with dates attached.
