How we got these numbersFrom 3,650 quotes across 65 operators and 22 Hong Kong districts, January 2025 to July 2026. We report the median and the middle 50%, and suppress any slice with fewer than three quotes, which is why only seven districts appear by name below. The per-desk figure is the one we track over time, because it stays stable when the mix of deal sizes shifts. Our quote records do not tag space type, so these are prices for enclosed offices in business centres and serviced centres, not hot desks. Prices companies were actually quoted, not listing headlines.

What it costs by district

District moves the bill more than any other single factor. These are the seven districts where we hold enough quotes to publish a figure.

Central carries the biggest premium in the city, and it is also where we hold the most data, so its figure is the most reliable of the seven. Kwun Tong, at the other end, prices at roughly 55% below Central for the same desk count, usually in newer buildings. Districts not listed here had too few quotes to publish honestly.
