Terms and conditions
The short version: we are a broker, we are paid by the operator, and nothing on this site is an offer you can hold anyone to. The longer version is below.

Who we are
Nextspace is a trading name of Gennaker Advisory Limited, a company registered in Hong Kong and licensed by the Estate Agents Authority under licence C-088076. Where these terms say we, us or Nextspace, they mean that company.
What this site is
This site is a directory of workspace we broker, with pricing taken from quotes we have issued. Nothing on it is a contractual offer, and no page here creates a tenancy, a licence or a booking. Availability and rates move constantly, and the number that binds anyone is the one written into the agreement you sign with the operator or the landlord.
What we do and do not do
We introduce you to operators and landlords, we negotiate on your behalf, and we support you through viewings and the paperwork. We are not a party to the agreement you eventually sign. We do not hold your deposit, we do not manage the building, and we do not take online bookings.
How we are paid
The operator or the landlord pays us a placement fee on completion. You pay us nothing at any point, and your rate is not increased because we are involved. We disclose this on every page for a reason: it is the whole model.
Accuracy of pricing
Prices shown are the rates we could place a client at when we last quoted the building. They exclude government rates, management charges where these are billed separately, and anything a specific operator prices as an extra. We correct errors when we find them, and we do not warrant that any figure will still be available when you enquire.
Your enquiry
When you send an enquiry we pass your details to a broker and, where it is needed to get you a price, to the operator concerned. That is the only place your details go. See the privacy policy.
Liability
We take care with the information here, but we do not accept liability for a decision taken purely on the basis of a web page. Before you commit to anything, get the terms in writing from the operator and, if the sums are meaningful, take your own legal advice.
Governing law
These terms are governed by the laws of the Hong Kong Special Administrative Region, and the Hong Kong courts have exclusive jurisdiction over any dispute arising from them.
