The region
Space for one person in a private office starts at HK$1,450 a month on Hong Kong Island, at HK Works at Derrick Industrial Building in Wong Chuk Hang, the lowest opening price on the Island. The coworking space Hong Kong Island offers starts at HK$1,200 a month per person, in the same building. At the other end, the Grade A towers of Central ask from HK$3,000 for one person, and market reports put Central Grade A rent at HK$97.5 per square foot in June 2026.
The 103 buildings we list divide into two kinds of market. North of the hills, Central, Admiralty, Wan Chai, Causeway Bay, Sheung Wan, Quarry Bay, Tai Koo and North Point hold the corporate stock. South of the hills, Wong Chuk Hang's converted factories open at about half the central price. Those are asking prices. We negotiate the rent you sign, and the operator pays our fee.

Hong Kong Island is where the city started, and it is still where its most expensive business is done. The north shore runs as a single corridor. Central holds the banking towers, Admiralty the government offices and Grade A stock, Wan Chai a mix of old and new blocks, and Causeway Bay the retail district with offices above. North Point, Quarry Bay and Tai Koo carry the office corridor further east. Each station on the Island line is an office district with its own price.
The south side is different in character. Wong Chuk Hang was a factory district until the South Island line arrived in December 2016 and put it two stops from Admiralty. Its warehouses now hold more than two dozen galleries, design studios and technology firms, and One Island South and AXA Southside add Grade A floors. West of Central, Sheung Wan and Sai Ying Pun mix trading houses and professional firms in older buildings.
The Island line is the main route. It links Kennedy Town and Sai Ying Pun in the west through Central, Admiralty, Wan Chai, Causeway Bay, Tin Hau and North Point to Quarry Bay and Tai Koo in the east, and most of the buildings we list sit within a short walk of a station on it. The South Island line branches south from Admiralty to Wong Chuk Hang and Ocean Park, and the Tseung Kwan O line crosses the harbour from Quarry Bay.
Central and Admiralty are the interchange hubs, where four and five MTR lines meet respectively. From Admiralty, one change reaches most of Hong Kong. The Airport Express leaves from Hong Kong station, reached through the subway from Central.
Hong Kong Island suits a business that wants to be where its clients already are. Financial services, law, insurance and professional firms concentrate in Central, Admiralty and Sheung Wan. Media, retail and Japanese corporates lean toward Causeway Bay and Wan Chai. Back offices and technology teams priced out of the central districts choose Quarry Bay and Tai Koo, where Grade A rent of HK$36.6 per square foot runs well under Central's HK$97.5. Creative firms, galleries and young technology teams find the largest floor areas and the lowest prices in Wong Chuk Hang, the Island's lowest-priced district at HK$1,450 for one person.
The Island's trade-off is price against address. Central and Admiralty give you the well-known address and the shortest client journey, at the city's top rents. Move east or south and the same desk costs about half as much. Wong Chuk Hang opens at HK$1,450 for one person against HK$3,000 in Central, and Quarry Bay gives you Grade A towers at HK$36.6 per square foot. What you give up is the walk-to-client convenience and, south of the hills, the harbour-front towers: Wong Chuk Hang's stock is converted factories, not purpose-built offices.
The Island carries both ends of Hong Kong's office market. Central Grade A rent stood at HK$97.5 per square foot in the June 2026 market readings, with vacancy at 8.0 per cent on the end-July 2026 count, the city's tightest major district. Quarry Bay, at HK$36.6 per square foot and 11.4 per cent vacant, shows what the eastern corridor offers in exchange for the address. Market reports measured Hong Kong East at 13.0 per cent vacancy on the same date, against 12.8 per cent city-wide. For a tenant, that vacancy gap between east and centre means room to negotiate on the Island.

Fourteen districts hold coworking space across the Island, from HK$1,200 a desk in Wong Chuk Hang and HK$1,688 in Sheung Wan through to the central districts at HK$3,000 and above. Central, Causeway Bay, Wan Chai, Quarry Bay and Wong Chuk Hang offer the widest choice.
The serviced offices Hong Kong Island offers open at HK$1,450 a month for one person in Wong Chuk Hang, HK$2,400 in Sheung Wan and HK$3,000 in Central and Causeway Bay. The Island's top entry price is North Point at HK$6,400, which buys a 44-floor tower address with harbour views.
Wong Chuk Hang, south of the hills on the South Island line: one person from HK$1,450 a month and desks from HK$1,200, two stops from Admiralty.
At the entry level the difference is small. Central opens at HK$3,000 against HK$2,992 in Tsim Sha Tsui, but Central's top stock runs to HK$97.5 per square foot Grade A, where Kowloon East sits at roughly a third of that. The Island's value sits in its eastern and southern districts, not its centre.
Sheung Wan and Wan Chai pair central addresses with entry prices under HK$3,000 and a good choice of coworking centres. Wong Chuk Hang is the choice when floor area matters more than the address.
The Airport Express reaches Hong Kong station in Central, and the subway connects it to the rest of the northern corridor. Wong Chuk Hang is three stops from Central on the South Island line.
