What office space costs in Kowloon
One person in a private office starts at HK$750 a month, at Arcc Spaces at Billion Plaza 2 in Lai Chi Kok, the lowest opening price in Hong Kong. Desks start at HK$1,750 a month per person at The Garden at Tai Cheung Liberal Factory Building in the same district.
At the top of the range, West Kowloon opens at HK$7,475 for one person in the tower above the high speed rail terminus, and a room for four in Tsim Sha Tsui runs to HK$27,200. The 46 buildings split into three markets. Kwun Tong and Kowloon Bay hold the east's converted factories and Grade A towers. Tsim Sha Tsui and Jordan hold the harbour-front offices above the shopping streets. Mong Kok, Prince Edward, Yau Ma Tei, Lai Chi Kok and Cheung Sha Wan run up the Tsuen Wan line corridor at the city's lowest prices.

The other two regions
What the district is like
Kowloon faces the Island across the harbour and does a different kind of work. The east was built on manufacturing. Kwun Tong was a factory district rezoned from 2001, and its converted workshops now sit under Grade A towers at Millennium City and The Quayside. JP Morgan pre-leased 220,000 square feet at The Quayside, and Bupa moved 92,490 square feet there from Quarry Bay. Kowloon Bay and San Po Kong continue the same industrial corridor inland.
The south tip runs on visitors. Tsim Sha Tsui holds Harbour City, ten buildings and 4.6 million square feet of offices from the Star Ferry pier to China Hong Kong City, with 63-storey K11 Atelier over East Tsim Sha Tsui station. West Kowloon adds the International Commerce Centre above the high speed rail terminus. Up the middle, the Tsuen Wan line corridor through Mong Kok, Prince Edward and the Cheung Sha Wan factory belt holds garment showrooms, sample rooms and logistics offices.
Getting there
The Tsuen Wan line runs the length of Kowloon from Central in the south to Tsuen Wan in the north, stopping at Tsim Sha Tsui, Jordan, Yau Ma Tei, Mong Kok, Prince Edward, Sham Shui Po, Cheung Sha Wan and Lai Chi Kok. The Kwun Tong line serves the east through Kowloon Bay and Kwun Tong, and the Tuen Ma line crosses the south through Austin, beside the high speed rail terminus, and East Tsim Sha Tsui.
The harbour crossing itself is one MTR stop from Tsim Sha Tsui to Admiralty on the Tsuen Wan line. The Airport Express runs from Kowloon station, and the Star Ferry crosses to Central in eight minutes. From Kwun Tong, Central is a little over half an hour with one change at Prince Edward.
Who it suits
Your costs come first here. One person starts at HK$750 a month, and the Tsuen Wan line corridor holds the lowest prices in the city.
Floor area is the norm. The east's converted factories give large floors that the Island cannot match at the price.
Mainland clients arrive at the door. The high speed rail terminus, the Airport Express and the Star Ferry put a visitor in your meeting room the same morning.
The trade-off
Kowloon's trade-off is the harbour. Tsim Sha Tsui is one stop from Admiralty, but the east and the factory belt sit further out, so a Kwun Tong team visiting a Central client should allow a little over half an hour.
The lower priced stock is older. The factory belt's buildings are converted workshops, so arrivals are goods lifts rather than polished lobbies. The harbour front is the exception, and Nathan Road is crowded at lunchtime.

Kwun Tong opens lowest of the twelve at HK$1,354 and holds the widest choice. Lai Chi Kok's HK$750 is the lowest single opening price in Hong Kong. Tsim Sha Tsui offers the only real choice of operators at the harbour front.
The market
Kowloon's two halves are moving in opposite directions. Market reports put Kowloon East Grade A vacancy at 19.8% at the end of July 2026, which means wide choice and landlords ready to negotiate. Tsim Sha Tsui, at 6.7% vacancy on the end-June 2026 count, is the tightest major district in Hong Kong, with rents up 0.5% in June and only a limited number of whole-floor vacancies left at The Gateway.
For renters, the east offers room to negotiate. The harbour front does not.
