About Bela Offices

Who Bela Offices Are

Bela Offices was founded in 2021 by Kenny Lam, with a team that had spent 45 years in flexible workspace between them. They set out to replace rigid lease terms with one all-inclusive rate. It works in Hong Kong and nowhere else.

For a tenant, that means the number you are quoted is the number you pay. Customers rate it well. On Google, New World Tower scores 5.0 from 27 reviews, and Two Harbour Square scores 4.7 from 35. The reviews talk about the staff more than the rooms.

Where They Are In Hong Kong

Five districts, on both sides of the harbour, which is a wide spread for a young operator.

Central is the heart of it, with four addresses. One Chinachem Central and New World Tower are four minutes from Central station. The Center is five minutes from Sheung Wan, and Li Dong Building four minutes from Hong Kong station. Admiralty is Lippo Centre Tower One, three minutes from the station and straight onto the Island and Tsuen Wan lines.

Across the harbour, China Minmetals Tower puts you in Tsim Sha Tsui, nine minutes from the MTR. 1111 King's Road is in Tai Koo, three minutes from the station, on the quieter eastern side of the island. Two Harbour Square sits on the Kwun Tong harbourfront, ten minutes from Kwun Tong station. That is where the money goes furthest.

One Chinachem Central and China Minmetals Tower each run over more than one floor, so you can take more space later without changing your address.

What The Spaces Are Like

The centres are in Grade A towers, Hong Kong's top class of office building, and on high floors inside them. The Center is on the 48th, 1111 King's Road on the 27th, Two Harbour Square on the 25th with the harbour in front of it. Every centre has a staffed reception, phone booths, a business lounge and 24 hour access. Layouts are customised, including manager suites.

Three things set Bela apart:

**Sit-stand furniture as standard.** Ergonomic sit-stand workstations and chairs come with a private office, rather than as a paid upgrade.

**% Arabica coffee, free to members.** A Hong Kong specialty coffee brand rather than a pantry machine.

**One rate with everything in it.** Bela says the monthly figure covers furniture, fast wifi, IT support, meeting room and phone booth access, reception, utilities and maintenance.

What Bela Offices Costs

A private office starts at HK$3,500 a month for one person, at Two Harbour Square in Kwun Tong. The highest opening price is HK$7,450, at Li Dong Building in Central. The service is the same in both. What changes is the address.

The pattern holds as teams get larger. A room for four runs from HK$13,128 at Lippo Centre in Admiralty to HK$27,600 at Li Dong Building.

Coworking space is sold at every one of these buildings except Li Dong Building, which sells private rooms only. It starts at HK$3,000 a month per person at Two Harbour Square and 1111 King's Road. The top of the range is HK$5,800, at China Minmetals Tower and The Center.

Contracts start at three months, rather than the three year lease a conventional office needs. The deposit is two months and the notice period is three months.

Who Bela Offices Suits

Bela Offices suits companies that want a high floor and one all-inclusive bill. Note that Central asks HK$7,450 for one person where Kwun Tong asks HK$3,500.

That covers a lot of people. Small professional firms, branch offices testing Hong Kong, funds, consultancies, and teams growing out of a shared floor. What they have in common is wanting a room with a door and a view, without an office manager to run it.

It also suits companies that want a predictable bill with no extras underneath. The review scores suggest the all-inclusive rate holds up in practice.

[The Executive Centre](/operators/executive-centre/) is the premium end of the Hong Kong market. [Compass Offices](/operators/compass-offices/) covers more districts than these five. [Garage Society](/operators/garage-society/) and [Blueprint](/operators/blueprint/) in Quarry Bay put more design into the room. Bela sits between them and suits companies that want a modern, well run floor and a predictable bill.
