Who Paragon Are

Paragon started in Kwun Tong in 2019 and has stayed in the same few streets ever since. Its own office is on the fourth floor of Yau Lee Centre, 45 Hoi Yuen Road.

It now runs eight venues, all of them in Kwun Tong: Paragon Club, CreatorSpace, Wellness, InnoCenter, Studio, Beacon, Oasis and Shooting Star. Between them they hold 188 private rooms of 130 to 200 square feet, plus smaller studios of 80 to 120 square feet for one person.

For a tenant, that means one landlord, one access card and eight addresses inside one neighbourhood. A team of three that becomes a team of eight moves up the road, and nobody's commute changes.

Where They Are In Hong Kong

Eight venues, one district, and short walks between them. The private offices sit in four converted factory buildings on the flat ground between Ngau Tau Kok and Kwun Tong stations.

Gemmy Industrial Building is at 12 Hung To Road, three minutes from Ngau Tau Kok. Twelve storeys, finished in 1978, with two cargo lifts.

Chuan Yuan Factory Building is at 342 to 344 Kwun Tong Road, four minutes from the same station. Exit B4 comes out on Kwun Tong Road itself. The building has eleven storeys, went up in 1966 and runs five lifts, three of them for cargo.

Mai Hong Industrial Building is at 162 Wai Yip Street, eight minutes from Ngau Tau Kok on the harbour side of the district.

Hung Mou Industrial Building is at 62 Hung To Road, half a kilometre from Kwun Tong station and eight minutes on foot. It dates from 1980 and is the one address here that is closer to Kwun Tong than to Ngau Tau Kok.

Kwun Tong is Kowloon East, and the government has spent years turning the old factory blocks into offices under its Energizing Kowloon East plan. At street level that means workshops, printers and food stalls, with apm, the mall above Kwun Tong station, for everything else.

What The Spaces Are Like

The venues are converted factory floors cut into many small rooms. They have a goods lift, a plain corridor and private rooms with their own doors, rather than a marble lobby. The buildings have character and they are not Grade A, which is most of why the rent is what it is.

Every venue carries meeting rooms, a cafe and the club house, and one access card opens all eight.

Paragon is very good at three things:

**Seed funding and a rent deduction for startups.** Paragon puts money into tenant businesses as well as renting to them. It offers seed funding and angel investment to startups it takes on, and sets a rental deduction against it. It describes itself as an incubator hub rather than a landlord.

**Recording and photography studios on the same card.** There is a recording studio, and a photography studio with a green screen and live streaming kit. A business that makes video or audio books those instead of hiring a studio across town.

**Wellness rooms, a cafe and event space.** Meditation rooms and a yoga and dance studio, plus function rooms of 500 to 1,200 square feet for talks, workshops and launches. Members take 20 per cent off event space and the larger conference rooms.

What Paragon Costs

A seat in a private office starts at HK$2,250 a month at Hung Mou Industrial Building. The other three buildings open at HK$3,000. The rooms and the service are much the same in all four, so what you are paying for is the walk to the station.

A room for four is HK$9,000 a month at Hung Mou Industrial Building, and HK$12,000 at Chuan Yuan, Gemmy and Mai Hong.

Every space is a private room or a private studio, with its own door and its own lock.

Meeting rooms come with the space at every venue. Event space and the larger conference rooms are booked on top, with 20 per cent off for members.

The minimum term is three months, rather than the three year lease a conventional office needs. The deposit is two months and the notice period is three months.

Who Paragon Suits

Paragon suits small teams who want an inexpensive Kwun Tong room with studios and event space attached. The four buildings differ in age and in lift waiting time.

That covers a lot of people. Startups and solo founders, photographers and videographers, content businesses, wellness practitioners, event organisers, and any team from one person to twenty or more. What they have in common is wanting a room of their own at a Kowloon East rent.

It also suits businesses whose work needs somewhere to make things. The recording room, the photography studio, the function rooms and the wellness space are on the same access card as the office. Growing is easy here too, because the next building is four minutes away.
