Central
Central is Hong Kong's financial district. The Stock Exchange is in Exchange Square, and the Monetary Authority is in Two IFC. The big banks and law firms take whole floors in the waterfront towers, so flexible offices in those towers are scarce and priced to match.
Most offices here actually sit two streets uphill, on Queen's Road Central, Des Voeux Road and Wyndham Street. The towers are older and the floors smaller, and the rent is well below the waterfront. Your letterhead still reads Central. Above Wyndham Street the streets turn into Lan Kwai Fong and SoHo, which is where the district eats.
The best known addresses stand on the harbour: One IFC above Hong Kong station, Cheung Kong Center between the HSBC headquarters and the Bank of China Tower, and Three Garden Road backing onto the Botanical Gardens.

Central has two stations, joined by a covered walkway with travelators. Central station is on the Island and Tsuen Wan lines. Hong Kong station is the terminus of the Airport Express, 24 minutes to the airport, with in-town check-in before you board.
One IFC sits directly above Hong Kong station, and most centres here are within 500 metres of an entrance. Covered footbridges link the waterfront towers, and the Mid-Levels escalator does the climb up to Wyndham Street for you.
Everything you need to reach is already here. The regulators, the banks, the courts and the government offices at Admiralty are a short walk or one stop away. When a meeting gets called at an hour's notice, you make it.
The address does work for you. Clients know One IFC and Cheung Kong Center by name, and a Central letterhead says something before the meeting starts.
Getting in and out is easy. The Airport Express terminus is inside the district, so a visitor can leave your office in the afternoon and fly that evening without going back to a hotel.
Central is the most expensive office address in Hong Kong, and the top of the market is steep: one person can cost HK$17,950 a month at One IFC. Floors in the older towers are small, and at one o'clock the lifts and the lunch queues are full.
The way in costs less than the reputation suggests. One person starts at HK$3,000 a month, about the same as Causeway Bay or Wan Chai. If the address is not doing work for you, Sheung Wan is one stop west and about half the price for a room for four.
A private office for four in Central usually costs around HK$23,105 a month, the highest average of any district we cover. In Sheung Wan, ten minutes on foot, the same size office goes for about HK$13,664.
Prices vary a lot from building to building. An office for four can cost HK$11,628 in one tower and HK$60,000 in another, so it pays to compare several buildings before you sign. All figures checked on 21 September 2026.
Sheung Wan is one stop west. Older buildings and smaller rooms, with the lowest entry price on the north shore at HK$2,400 for one person. The walk to a Central meeting is ten minutes.
Admiralty is one stop east. Five buildings over the harbour interchange, all within 290 metres of the station. One person from HK$2,992.
Wan Chai is two stops east. Restaurants, the convention centre and three MTR stations. One person from HK$2,950.

Central tightened through 2026. Grade A vacancy fell to 8.0% in July, the lowest of the main business districts, and rents rose 1.5% in a single month. Forecasts now put Central rents up 10% to 15% across 2026, driven by financial firms and companies arriving from the mainland.
For renters, that means rooms in the better buildings are getting harder to find, and the price gap against Sheung Wan and Admiralty keeps growing.
